Post: How to Effectively Utilize Hard Money for Your First Deal?

Hi All,

New buy and hold real estate investor in the Lehigh Valley area, and my question is how to creatively finance an SFH or MFH utilizing hard money lenders to lower your capital needed for a down payment? Also, once I use an HML for the down, could I further increase my leverage with a renovation/construction loan on top through the bank?

Please let me know your thoughts on this,

Hi @Kerry Boyle

At this time, I will be accessing credit personally not through an LLC so I will connect with you once proceeding that route.

Thanks,

Hi Lenders,

As a new investor in the Lehigh Valley area, I am open and interested in finding hard money lenders to create a win-win opportunity in a booming Pennsylvania market. The market I am primarily interested in is the buy and hold the small multi-family apartment rentals, in addition to scaling to larger commercial properties as funding evolves--with flips mixed in, in time.

Please let me know if you would like to connect to understand each other's goals better, and see if we can cultivate a relationship for future acquisitions.

Any information is welcomed.

Thank you,

Hi All,

I am in the process of building my team to acquire small multi-family apartments (1-4 units) utilizing the BRRRR strategy. Currently, I am interested in finding a reputable Insurance Agent that can help me insure deals moving forward. Any and all recommendations are welcome.

I will be looking to fund deals in the Lehigh Valley, PA area in the upcoming months.

Thank you for your time,

Great to hear about your first project, how is the Perkasie area regarding vacancy and cash on cash returns?

Look forward to connecting,
