Thanks for your response. I suppose it is a loaded question. 

Generally, I was looking to seek knowledge from someone that is active in the small to medium size apartment space, and understand what they have accomplished to make this a reality while learning from their previous mistakes.

Ultimately, my partner and I are researching the best practices to MFA investing from a bystanders perspective, at the moment. 

Currently, we are looking to start an asset management company to process small to medium sized complexes over one years time. Simply, we just are unsure whether the best approach is to do this manually (without investors) or with investors working with us on the initial closing to help reduce costs and help with leverage. 

Also, thanks for your time and input, we will strive to seek out players that are already investing in the small to medium sized apartment space.

Dear Investors,

I am looking to learn about the various ways to get into the apartment investment (8-16 units) space. Would it be better to handle small-medium sized apartments on my own with a partner or have assistance with various investors to help keep costs down for me and my partner?

Any personal experience is welcomed, also, I am curious on your preference over your past experiences with apartment investments. 

Also, what option is better when starting off and leveraging your purchase, if looking to make 100k in passive income in approximately 5-7 years? Additionally, how much capital would I need to still be profitable if a complex was worth, for example 400k?

I will definitely speak to some investor friendly realtors, within the commercial market space (5+ units). 

I think the main issue I would run into during my initial stages would be raising the proper capital needed to be taken seriously in the commercial apartment space. 

Right now my partner and I are viewing our options in both the residential and commercial space, but we are also interested in learning about the proper ways to raise capital.

I have taken some courses on Multifamily investing, I have read some worth-wild articles and postings, attended a few webinars, as well as read into deeper Q&A forums. I will be looking to read some additional Multifamily investment books in the future. 

For seminars, I have been looking for some BiggerPockets events near my location, but seem a bit scarce, so I am looking into some REIA seminars to attend, currently.

Thank you for your response. I suppose that is why I was having trouble locating information on the apartment side. 

I understand your thoughts on the HOAs being a hinderance to the rental process, I will have to do further due diligence. 

Also, thanks for providing me with the tip of possibly subletting the rental apartments - I have not looked into that method.

Investors,

I am currently interested in looking into a single unit apartment, which would be managed under a larger, apartment complex - to which I would not own. 

Is it possible to purchase single unit apartments? For example, a 1 unit: 2 bedroom 1 bath apartment for 50k, and charge rent for the one unit while not controlling the whole complex? 

I would like to also gain a greater understanding of the pros and cons of this type of investment vs. a multifamily investment, as well as, where to locate these types of single unit apartment investments (E.g., Zillow, Realtor, Loopnet, etc.).

Morning All, 

I am new to the BP community and have developed enough education on MFA investing to reach out to fellow investors through the BP forum. 

Starting off, I am interested in gaining a better understanding on how to become successful in the MFA investing space.  I have a partner who is interested in starting in commercial MFA investing (5+ units), and I wanted to get information through an investor who has dealt with commercial apartments before. 

The goal. My personal goal is to achieve a passive income of 20-40k per year over the span of 3-4 years to create 3-digit passive income by the later years. 

Needs analysis. I currently am stumped on the best investing strategy for creating such an eager strategy, whether it be through residential + commercial, only commercial, as well as some additional information/action plans with proper dollar figures that could lead to this reality. Also, could this type of strategy be achievable with less than $100k, say 15-25k per partner as an initial investment, which can be compounded over the years, using the capital for additional investments?

Furthermore, we would be more than happy to listen to advice, if presented.
