@Justin Petrides My vote is no.  Why put yourself in a situation that could damage a relationship when there are other tenants can be placed instead?  Relationships are invaluable.

@Kyle Hern

Attorney, PM, Contractors, Realtor should all be in state and close to your assets.

CPA/Bookkeeper, does not have to be close to the assets.  Would rather top notch CPA who understands real estate laws so you are setup properly for the long run.

Lender, depends here.  You can use a nationwide lender or local.  I would shop both to see which can offer you the best terms.  If you plan on only investing in 1 particular market for a long period of time it may make sense to try and build a relationship with a local lender.

Post: What does “know your market” actually mean?

@Josh Thompson knowing your market is definitely subjective but to me it means not only understanding the economics of the market (macro) but also means the ability to know intimate things about the market (micro).  Meaning not just that the crime rate is x% compared to the US but which pockets of that market is the crime higher and which areas are lower.  Where exactly is the path of progress?  What are the cities plans to develop and where?  My experience is if you are going to really understand a market that is out of your area you need to make it a point to visit that market frequently and get to know other local investors who you can build relationships with to intimately understand and know the market over time.  Hope that helps and good luck!

Hi everyone and Happy Thanksgiving!

1. A healthy family

2. An amazing fiance who supports and loves me

3. The opportunity to make a difference in people's lives

4. The ability to go after my goals

Hi @Stan Anders Have you tried going to the events page and going to local networking events? You can also find these on meetup.com, just type in Real Estate Investing or attend your local REIA group. You should be able to find people to help in these locations. Good luck!

This meetup is for anyone interested in networking with other Multifamily/Apartment Real Estate Investors. The format will be an open round table discussion where each person will be able to ask/answer the following questions to the group. The goal is to add value to each and every person and to help with any needs/issues they may be having in Real Estate at the current moment. -GOALS - What are you doing right now that will move you forward in the next 30 days? -RECOGNITION - Describe what you accomplished personally, or in your business, this week. -NEEDS/WANTS - Ask for anything you need. For example, "I need to find a good CPA or Property Management Company" or "I am looking for a deal with this criteria" -OPPORTUNITIES - If you have a deal or an opportunity for the group you can let everyone know about it and see if anyone would be interested in hearing more or even partnering with you on the deal. This group is specific to Multifamily investing and those who want to connect with other like-minded individuals in this space! This meetup will be hosted every 1st Wednesday of the month (with some exceptions that will be noted) at the TGI Fridays located at 12721 Towne Center Drive, Cerritos, CA 90703.
