Carpet! And yes way to much! Did you not get a quote ahead of time? Anyone will charge a crazy price if it isn't agreed on prior to work completed!
It depends on if you found them or they sought you out! You cannot bring forward questions like that if you sought then out. You need to convince them to invest in you first.

I'm a sub 30k guy...
1) Rent - what are the numbers...
2) Safety - If I'm not safe why will tenants feel safe
3) appreciation potential - Can i make this property appreciate and pull money out of the deal?

Sucks to give 277 bucks a month to an HOA. That's just my opinion 3300 a year down the drain.

Check with your attorney. You can possibly move it and charge the moving to them, but moving a mobile home is expensive. Again check with your attorney.

Just wanted to throw this out there. I'm a sub 30k investor but there are lots of empty lots in my city where investment properties have burned...anyone ever built a rental? Have any idea how much it would cost per sq foot. I'm just north of Memphis TN, and can do most of it myself. Thought about finding out how much habitat for humanity runs on their builds but they have no labor. Any advice?

My private policy was 1200 a month! It's pricy but a have to have. With 3 kids we are always at the dr.

That's right! Save for your first property! It's easy to build credit if you have none, it's harder if you are trying to rebuild it. Good luck!
