Buy a home to live in, save again, buy another home. It's that easy! 15k is a great start! Not much appreciation you can get out of a lot.

One question one of my past employers asked me was this...Are you fair or consistent? Stick with consistent, and you won't be taken for a ride. It doesn't matter if you are the property mgt company, or the owner, if rent is due, its due, if they need extra time to pay, that costs extra. As long as you keep it professional, upfront, honest and to the point you will be fine.

If you put down enough poly that should get it sealed in... You most likely won't ever get it out. I had the same thing with a brick floor once and never got the smell out. Even used kennel cleaner. Finally a coat of sealer sealed it in.

Chances are the seller will have this cut off soon! Move it to your name. I always do a walk through. It takes 15 minutes and if the seller doesn't have time that's a red flag for me.

Hah, I'd contact an attorney so you have legal advice about the ac. That would not look good in front of judge that you are trying to "cook" her out if you will.

Stay away from stained concrete. I have it in my primary and it is not maintenance free! I'll never do it again!

I call that a maid service. Sure he has been there 18 years. Who cares? I do not clean up after anyone that isn't an immediate family member meaning a child or spouse! Sure I'll send a maid service to his apt, at HIS expense!

Attic space is another I check. You can look for major leaks! Caved floor is easy to fix in most cases! You have to replace flooring anyway so it's not a big deal.
