Try a small local bank or credit union. They will finance sub 50k deals

I don't see any vacancy or capital expenses. Also on a six unit unless it's newer your maintenance will most likely be more than what you are figuring. Will you have a mortgage?

Talk to the neighbors and maybe they can give further info on the property. People always like to talk to the neighbors about what's going on in their life and perhaps the former owner shared insight as to their kids and needs? Just a thought.

Wow are you in over your head? Can you find a mentor? Will the neighborhood support vinyl? Reface cabinets? Sounds like if you need all that bathrooms will need help also. Watch out for duct work attached they may posed hidden costs also. Have a contingency?

Without writing anything down and figuring off the top of my head, I would say this deal is cf negative. Also don't count on that appreciation until it arrives in your bank account. Put it in the calculator on the forms tab and it will help you.
