Post: Selling a Fixer Upper - Advice on best way to find buyer

Hi BP community,

My wife and I just purchased a fixer upper in Marin County, CA. The home needs some significant work which we are excited about, but I am starting to get a little nervous that it is too big of a project for us right now. Therefore, I am considering selling it once we close. It was a probate sale (which took a long time to run through the process) and was not marketed very well. It is also the best school district in Marin County and therefore a very desirable town. For Marin the lot is very large 10,000 square ft so expansion is an option.

My question is: What is the best way to find an investor/developer/buyer to purchase this property. I am talking with my agent and he has a network of other agents which he will shop this around if we do decide to sell. Most of his network is your typical residential buyer. Are there websites I could post on, groups I could reach out to or would it be possible to work with a wholesaler that has a buyer’s database?

Hello BP Community, 

I have a 4 Plex pictured below.  I am tired a mowing the grass and the general upkeep (two small grass patches.  I have a landscaper to take out the grass but I haven't decided what to replace it with.  I thought some BP'ers would have some ideas.  I am thinking about doing a rock garden, super low maintenance plants or mulch.  Any other ideas??  I am really looking for low maintenance and cheap ideas.  The property is in Oakland CA so gets a lot of sun.

Thanks everyone for the responses!  I think I am going to refinish the living room (oak) and kitchen (Douglas fir) and then put vinyl plank (oak color) in the bedroom.  Each room is separated by a doorway so I don't think the variation in flooring will make that big a deal and from my research and everyone's comments hardwood will hold up better than laminate.

Hello

There has been a lot of posts around flooring questions which I have reviewed but still haven't been able to find an answer to mine. I am remodeling one of the units for my 4 plex in North Oakland CA (B Rental).  I am planning on refinishing the hardwood floors.  It is a one bedroom and I plan to hold the property long term.  The unit is set up so that the front door opens to the living room which you walk through to the kitchen and then the one bedroom is off the kitchen along with bathroom.  The living room has oak floors which are in decent shape.  The kitchen and bathroom have Douglas Fir which can be refinished (only kitchen - bathroom in bad shape).  The bedroom has oak but there are multiple water stains and contractor said wouldn't be worth replacing.  I am thinking of refinishing living room and kitchen (tile in bathroom) and then doing Vinyl or porcelain planks (floating) in bedroom.  

My two questions are:  

1) Is it worth refinishing the Douglas Fir?  I have heard Douglas Fir is pretty soft and can get beat up (especially in a rental).

2)  Would it look strange to a renter to have three different floor types in the three rooms (Oak, Douglas Fir, Laminate)?

Great information on the bay area market.  I just purchased a 4 plex in North Oakland in August so I hope the market doesn't take a turn but I am in it for the long haul and know there will be ups and downs.  I am pretty excited about the Oakland market after Uber purchased the old Sears building and hope other tech companies follow.  I am a bit concerned about the Fed raising interest rates in Jan and the impact on a slowing RE market.  

I am curious what resources folks are using to evaluate the bay area market?  It looks like property radar is one.  Any other ones?

Hello

I have a specific question for those BP'ers that live in the bay area.  I am remodeling/updating a rental unit that I just purchased.  It hasn't had any updates since 1988.  I am going to need to buy windows, kitchen/bathroom sink, cabinets, doors and some other misc items.  I am looking for discount building suppliers.  Do any of you know of good places in the bay area (I am in east bay) other than Home Depot that I can get a good deal on some of these items?  I don't need top of the line and don't want to spend an arm and a leg either.

Hello BP'ers, I am looking to start a small real estate accountability group (also called mastermind groups).  This would consist of 3-5 people (ideally in the bay area) that are very serious about accelerating their real estate investment goals and learning.  I have been in one of these before for another area of my life and it was very effective.  Depending on the individuals involved this would either be an in person or skype/google hangout call.  Depending on the groups needs it could we a monthly or weekly call.  They usually last between 1-2 hours and review everyone's goals and progress (steps to achieve them) along with helping each other out...that is the real purpose.  To help each other achieve their goals and learn from one another.
