I would absolutely only use a PO Box. That is sufficient enough for a lease. There is no need to give this information to your tenant.

I would ask the same question as Ali. Depending on what your future goals are this could be beneficial in many ways or not be needed. 

If your plan is to only have a few rentals that you want to manage then to me that seems a little overkill. On the other hand if you planned on buying multi family or a large amount of SFR's and wanted to cut down on costs by managing yourself then it could possibly help but is still not necessary. This would also benefit you in hiring a top notch property management company by having first hand experience.

There are so many great resources this day and age that can help you achieve what your looking for without diving into working for a PM. Think about your future goals to help you decide if it is worth looking into.

Good to meet everyone. I think it's great that you are putting this together Dan. I'm sure this will attract more people and I know all of us will benefit from it in one way or another. 

I think your suggestions are great. Possibly pick a main topic to focus on that interests people and have a Q and A. Bringing a specific property to analyze and run numbers on.

Just saw this thread. Unfortunately it looks like I just missed it. I would be interested in meeting with everyone at the next meet up. I've been investing locally for around 4 years. I've done around 10 flips and some new construction in the area and currently hold 11 doors locally.

I was working retail management for many years which allowed me to purchase my first home. From that point I was able to pull a HELOC against my home and was able to purchase my first flip. Things turned out well and it became an addiction!

We did a complete rewire including new fixtures. We also removed the entire roof system on the center part of the house including a load bearing wall and spanned the width with new vaulted trusses to open up the space. @Silvia Ochoa
