We are having our monthly InvestTucson meetup at Borderlands Brewing Company off of 6th St at 6pm on April 22nd. If you haven't joined us for a meetup before, typically a 20-25 of us local Tucson AZ investors get together, hangout, and talk real estate. Everyone is from different backgrounds/experience levels, and the goal is to get to know other investors in town and help eachother in whatever way we can! Post: Turning a 4Unit into a 5Unit Property

Hello BP!
I invest in Tucson AZ and I have a 4 unit property in 85716 that used to be a 5 unit until around 2017.
I understand the implications of it being a commercial property when it comes to permitting, zoning, and financing. What else should I be considering? Seems like utilities might be higher and Wi-Fi will be a bit higher for moving things to commercial.
Just some background, I househack this fourplex and rent all of the other units to mid term guest/travel nurses. When it’s a 5 unit property it’ll all be rented to mid term guests and nurses. I and am putting solar (purchasing) on it as an owner occupied property since I pay all of the utilities. I will get the 30% tax credit back and wrap in a few electrical and plumming changes that need to happen for it to be a 5 unit and get money back for those too since they are related to the solar.
What am I missing? What red flags are you all seeing that I’m not?

Hey @Jason Sousa,
I am not sure what you should charge them because I self manage. Normal unfurnished long term property management is normally 8-12% but MTR is a lot more involved than that. I would say it would have to be above 15% but closer to 20% for me to consider managing for someone else. What I have seen in my rentals is that I get 2x the rent for a MTR that I would get from a LTR, that’s in Tucson AZ anyway. But you also have to subtract utilities, turn costs, starting items (kitchen and cleaning items you give them), and furnishing upkeep/maintenance. So you don’t get to pocked all of the extra.
The other thing to keep in mind is that you will have to keep a supply closer or room with your extra bedding and materials and a checklist for you cleaning person to run when they turn the unit, as well as a smooth process to screen, lease sign, and collect payment from the guest.
I think that MTRs are better than STRs personally but MTRs aren’t easy either. If I was just going to have one or two MTRs I probably wouldn’t do it but with several in the same house I think it makes sense.
