@Matthew Scott welcome to BP! I'd recommend reaching out to lenders on BP (see find a lender tab) as well as asking for recommendations from your real estate agent. It would also be helpful to have a strategy in mind when looking for lenders so you get in touch with the right people-- a hard money lender is great for flips, but not for a primary residence, for example.

@Henrry Novas this is really up to you-- I've worked with wholesalers with and without licenses. I think the license serves as a way to legitimize yourself and holds you to certain standards when working with sellers. It also shows a certain level of commitment. 

If you choose to go the unlicensed route, you can still have success. I think the biggest thing is coming off as a business person who can provide value to buyers and sellers. It doesn't always come off that way, so do this and you'll stand out!

@Angela Toy I would reach out to lenders and agents on BP to see how they can help as an easy first step. You can also check in with local investors to see who they use.

In terms of other networking, try meetup.com and see what pops up for your area. It's a great way to meet people. Good luck!
