Hi @Nicole S. - Congrats on your new purchase! I own a couple properties in Euclid and would be happy to help out however I can. You could easily check to see if there are any exemptions on the property taxes. If there are, those will most likely go away once transferred into your name.

Yes, I include those along with travel, bookkeeping, and other costs incurred to purchase/manage the investment.

I believe CapEx reserves should be accounted for outside of NOI. However, if I were in your shoes, I'd offer whatever makes sense for you to achieve your goals with the investment. NOI and cap rate aren't the only considerations. If your goal is cash on cash return, why not offer whatever purchase price allows you to achieve your target cash return? This is the way I'd approach you situation because my primary goal is cash flow. NOI could be great, but if debt service and CapEx are so high that cash flow is wiped out, I'd pass.

@Justin R. totally agree. I thought it was strange that most of the models I've downloaded from the BP file exchange has CapEx deducted prior to the NOI calculation. Thanks!

@German Hernandez it all depends on your goals and how the investment is performing. I want to reach $10,000 in mostly passive monthly income, so I'm trying to buy more than I sell. However, if I were in a situation where I had to sell one property to get into another that was a better investment, I'd be open to it. Good luck!

Hi @Nick Huang are you open to demolishing the SFR and building a 10-12 unit apartment complex? Or building condos and selling them off individually? I'm not sure if those options would be allowed with that zoning, but could be good options. Hope that helps!
