Hi all,
Would love to hear your success stories on sub2 and thought it would be cool if we could put them all in one place for people who are just beginning to use this strategy as a reference. Had a great chat with @Brian Gibbons regarding sub2 underwriting recently. He made some very good points about the details of a sub2 deal and even worked out a scenario in which the seller pays me to solve their problem (take their house)

What is the best way to get title insurance on a tax sale property. We are past the redemption period.

I have a contract to buy real estate. Just got the settlement statement, money is in escrow, and the seller disappeared.
I did some investigating and have reason to believe he sold it to someone else with quit claim deed yesterday. (He didn't want to pay the judgement against him from two years ago.)
What is my recourse?

I have two houses out of town which the tenants trashed before they moved out.

I am looking to buy a distressed property. I want to reduce the taxes before I buy it. Since it is only worth $50k when I buy it how can I get the taxes reduced based on this value in the most time efficient manner before I rehab it, when I live out of state?
