Last I heard 3 out of 4 of the Canton judges weren’t even hearing eviction cases. So could be tough.

House hacking is an excellent way to get started! I recommend working on building up your down payment and reserves. Work on your credit to get access to the best interest rates; start working with a lender now to discuss new homebuyer programs. Read and take lots of notes about property management and tenant screening. If you’ve done all that - go for it! Winter can be a good time to find a deal on a property as opposed to waiting until summer, and interest rates are crazy low right now.

Depending on the level of rehab, sometimes we save a bit by combining a Bagster with a few runs to the dump ($25 a truck load in our area). The benefit with the Bagster is you can keep it for as long as you need it.

Love that you're taking action so early! I'd recommend Scott Trench's Set for Life for starters. Also, Rich Dad Poor Dad is a classic and was beneficial to me in developing the right mindset to start investing. The ABC's of Real Estate Investing by Ken McElroy is another great one.
