You can try "cash for keys" and see if the nonpaying tenants will leave. Sometimes evictions can lead them to destroy or ruin a perfectly nice rental.

@Yashank Choksi If they are not insured and the tree falls in the wrong direction onto your neighbors house it can cause some problems. :)

You can check with a lender from FL whom may be able to see if you qualify for a debt to income perspective to classify as a second home. I worked with someone who lends to FL for my purchase.

If your not going to BRRRR the property you can calculate your CoC return for this place vs other 2-3 family properties in the area since 4 families do not come up as often. That way you can determine if the CoC is worth it or significantly below what you can make buying a smaller property.

Some towns may have minimum requirements for trees/shrubs on your property so you can check with your town. If you are going to remove it the landscaping crew should be able to give you an estimate to cut the tree down to the stump vs grinding/pulling roots out.

You can check with a mortgage lender in your area to see if you can purchase a different property as an owner occupant. I believe you can only have one FHA at one time unless there is an rare exception. Conventional loans can range from 5-20% depending on your DTI and lender.

If you work with any real estate agents in the area you can contact them to see who they use for their listings. You can also check freelance websites like upwork, thumbtack, etc. to find someone and view their work prior to hiring.
