We just listed one that might work for you at $189,000 in Gainesville. 2004 two story 3BR/2BA. great location close to shopping and restaurants, Gainesville City Schools. Sorry, no basement.

I am looking for a real estate attorney to handle the transfer of commercial property in Lexington, SC. I represent the private lender involved in the transaction. We issue most of our loans in Georgia, but we have a client that is buying property from his business partner in Lexington, SC and has requested that we provide financing. Spanish capabilities is a plus.

@Kyle O'Donnell In Atlanta area, I recommend you consider Palmer House Properties. They have options that are low cost for part-time people and good training. Also, there is good networking in PHP. I was in a similar situation as you when I started in real estate a few years ago. PHP was good for me. Eventually, I moved from part-time real estate investing to full-time investing and I opened my own broker firm.

@Matthew Bridges Great to seeing you looking in other areas for property. Jingru Sui is correct. Hall County/Gainesville is a good area to own rental property. Like most areas, there is an increasing demand and investors need to search for deals that will be profitable for the long-term. Hall County has a strong manufacturing base which provides the area with consistent renters and home buyers. I have clients that are now looking into White, Lumpkin, Jackson and Banks counties due to manufacturing pushing into those areas and the fact that real estate is less expensive. Hey Brady, If you want to dive deeper into Hall County and surrounding areas, feel free to contact me. We evaluate real estate deals for RE investors and private lenders in Hall, Banks & Habersham. I have found rural areas in growth corridors to be profitable. My advice when wading into a new area is Don't Buy Potential; Buy Performance. Let your first few investments be singles and doubles. Once you learn the area and market, then you can swing for the fences.

Alvaro,

Great to see you on BP. I own some property off 129 near New Holland.  I like the area. You have a mix of blue collar workers that have traditionally rented or owned in New Holland. After all, it did start as a mill village and many of the homes are duplexes. But you also have a new influx of young professionals that like to be located near the medical complexes that are nearby. The new Kroger shopping center really boosted the area.
