Need to consider passive loss rules, basis, and possibly at risk rules.

If you are holding to sell, then no depreciation allowed. Can only depreciation if rented (placed in service as a rental).

Definitely should do bonus on personal property or maybe even de minimis safe harbor may apply. Improvements can be expensed in full or depends what kind of improvements and total amount spent.
