I recently remodeled most of home in Portland, Oregon. It's a 3 bed 1 bath home with a 1 bed 1 bath converted garage. Long story short, they did a terrible job on the conversion and I have to tear it all out. My question is whether I should turn it back into a garage or if I'd be better served to drop 40-60k on remodeling the space. Cash flow would definitely be better with 2 units and I guess I could put some kind of storage shed in the backyard. I was told by somebody that storage is essential, but I figure I can achieve it with a shed in the yard. What's other investors thoughts?

Hey Mathew. I’m not sure how I missed this reply, but that was a very thoughtful and insightful response so thank you. I’m just finishing up my real estate coursework. It took me so long to because I’ve been rehabbing a distressed property in Milwaukie and having a lot of fun with it. I quit my job as a PT and am planning on jumping 100% into real estate. Just recently purchased a 1956 home and we’re rehabbing it. I’m going to remove a wall between the kitchen and dining room. I cut a hole in the drywall and found that there are two layers, the inside layer has wallpaper on it so I’m assuming it’s original. Do I need to worry about asbestos when removing drywall like this? If so, any suggestions on how I should handle it? I have a p100 mask I was planning on using.

I'm having trouble figuring out the law for ADU max square footage in Clackamas and Multnomah Counties. Does anyone have experience with this? I'm looking at turning a basement into a legal ADU, but the basement is 970 square feet and I think the maximum may be 900 square feet? Is this a law that's enforced in Oregon? If it is, would it be possible to wall off 70 square feet and make a storage space with an outside door to make the ADU smaller? Any help would be appreciated. I think I have a good deal if I can make this work!

I just started my RE license training through onlineed.com and am very excited. I'll be going down to part time as a physical therapist to develop myself as a RE broker. I've been told that some principal brokers will do zero desk fees, but instead charge transaction fees. Apparently this can be good for people just getting started in the field or still working other jobs. Does anybody have any leads on a good principal broker in the Portland area that might offer this? Thanks for your help!
