Is this an existing self-storage business for sale?  If so you should be able to review the business records etc prior to submitting an offer.

First I go a Google search on them.  I ask for references and do a BBB check.  I also ask (when applicable) if there is any of their work they have completed that I could see.  Probably the best thing I have found is I am a member of an investor group on Houston that has a vendor list and I try and obtain vendors from this list as feedback is posted online by other members upon completion of the work.

If you were in Texas an investor friendly realtor (like me :-) could run you rental comps for properties listed for rent on MLS. Perhaps they can do the same there for you.

In many parts of Richmond, TX there are two kinds of foundations - 1.) Foundations that have had repairs 2.) Foundations that will have repairs ;-)  Check and see if there is a transferable foundation warranty.  Many times this information is on the Seller's Disclosure that the seller is required to provide.

You will want to check with your hard money lender because many will not release funds for you to do work yourself.  Also it is advisable to shop for details on the hard money lenders because a lot of them will nickel and dime you to death constantly charging you for all kind various expenses.
