I kinda shy away from mobile homes. After so many years you really end up with just the land. Even though I don't buy for appreciation if you are going to have a harder time financing I would just go ahead and buy a house instead.

Put an ain't freshmen just inside the front door. I have actually had prospective tenants take their shoes off because they related smell with cleanliness.

Put a brass kick plate on the bottom of the door. The entrance is most important to me.

First take down that satellite dish and don't let a tenant put another one up. Song so is asking for a leaking roof.
