In NC you have to honor that lease unless you are going to be the owner occupant. Beside that you can market whatever price you want.
As far as security deposit. A maximum of two months rent for a year lease. Never call it the first or last payment. Be sure your lease is an "Estate for Years" and a "Term Lease"

The deed has to be drawn up by an attorney. Just out of curiosity, have you had your attorney perform a title search?

I have 2 acres in a prime location on a 4 lane highway and was wondering if the highest and best use for cash flow would be to build storage units on it. I don't know if going with a franchise that has a proven system or learn on my own. The land is paid for, partially cleared and level. Has 295 feet of road frontage and is about 395 feet deep. Any ideas will be very helpful.

Yes, I just got mine in NC and eventually you can be your own broker in charge and save 50% on the sales commision.

I have been investing for 10 years and just got my brokers license in NC. It's a good thing to have even though it takes a lot of time and study.

When I am serious about a property, tie it up with a due diligence period and get a home inspection. That is my biggest weapon in negotiating a lower price and in NC once you find problems (material facts) the sellers rep has to disclose it to anyone else if your deal falls thru.
