Just when you think you have read them all someone else mentions a great book you never heard of. What are some of yours?
Did they get behind on rent? If they did it is another reason to file evictions as soon as you legally can. Sue is right. You along with other creditors are just out of luck.

my rule is never chase a seller. If they don't call you back I would simply move on. It was hard for me to believe but a man told me once that their are enough deals within a 30 minute drive to make you wealthy and I can tell you that it is so true.

real estate taxes must be paid at the sale, they are an automatic lien on the property and are first priority and they are in front of the mortgage
