As far as mentoring, see if you can find someone at these events who offers mentoring or partnering on deals (while mentoring at the same time.)

Some of the things you need to keep in mind when doing fix and flips is to calculate the offer price taking in consideration repairs, overhead, closing costs, financing costs and your profit of course, which should be at least 10% of the final resale value. Also tapping into private money instead of hard money will give you more control of the transaction (and keep more of the profits.)

In the beginning you have to do what you have to do: may be give up a higher percentage of the profit to a local lender or use hard money, but soon enough you will have the experience (and closings) to be able to raise private money and pay less.

Years ago, when I transitioned from using hard money to private money, my fix and flip business exponentially grew overnight. With 16 private lenders on board and an infinite supply of properties to be rehabbed (auctions, REOs, etc.), you can see the potential there. :)

My suggestion is instead of spending money in buying lists or website subscriptions, get the lists straight from the source: tax delinquent from your county real estate tax collection office and mortgage/preforeclosures from the recorder of deeds office. Then hire a VA (virtual assistant) to scrape the list for data, get owners mailing addresses and phone numbers.

You are better off spending money on a VA then buying data which might not be up to date or correct. Getting the data straight from the source is definitely the best way!

One of the great things about wholesaling is that you don't need any money to start with, to either purchase properties or market. Yes, you can use direct marketing (mailing,) but if you have a low or no budget for marketing, you can call directly, text, knock on doors or leave door hangers or letters at the property.

I started wholesaling when I was a college student over 30 years ago and I definitely did not have money for marketing. I approached motivated for sale by owners, preforeclosures and owners in distress via phone.

There are several ways to go about it. The seller could owner finance (same way as a bank,) if he owns the property free and clear (no mortgage.) Or "Subject To" or "Lease Option."

My suggestion is to find out what the seller's motivation is and his/her financial situation as far as it goes for the property. Then propose one of the solutions above: simple owner financing (he will issue you a mortgage note and you would get title to the property,) "subject to", where you will get on title and leave the mortgage in his name and keep making payments, or "lease option", where you enter a contract to lease the property with the option to buy it in the future (you can sell it or buy it out.)

If you haven't met your coach and they aren't willing to explain things to you then no. Don't sign up for something that expensive without full details of what you'll receive. Usually all programs have good information but, like you're doing now, make sure you do full due dilligence on any coaching you pay for.
