Just sold a parcel we owned- raw land. Made a 20k profit. Can you do a 1031 exchange on this or does it have to be a house?  I feel like I should know this but I don't. Thanks!

If I bought a foreclosure for 50k in cash- how hard is it to get a rehab loan? This would not be a primary residence, it would be more of a fix & flip or rental. Our credit isn't great. Do you still need money down for a rehab loan or can you use the property as collateral? 

Any info would be helpful. There is a property I have an interest in and it needs a total rehab. The timing isn't great but damn what an opportunity, I hate to not even TRY to consider making it happen....Thanks gurus!

I am a real estate agent in the Catskills if you need any assistance in buying! I work mainly in Delaware county but also Ulster, Chenango, Otsego & some of Sullivan! 

I love where I live here in Delaware County, but I also really like the Fingerlake region! 

I do think the market here is a bit saturated personally & many people I speak with are seeing they are not as booked. It seems everyone wants to buy & rent out. It's pretty competitive! 

I live by Franklin & own an investment property in Roxbury thats being renovated. I'd be lying if I said I wasn't a bit concerned about keeping it rented steady. And I'm just waiting for all the regulations to start because I believe it's going to be unavoidable. 

But its still a beautiful area and I love it here! Let me know if I can help you find a property!!

I know Shandaken is out for STR now so hope you aren't in that area! Hunter / Windham area and creeping West is starting to crack down on it. I have a house we are renovating in Roxbury for STR and they were talking about imposing some restrictions but nothing yet....

@David Dachtera well just like anything,  there is only one way to find out if it's a good match. I've worked with the public almost my whole life and PM is no different. 

Nothing ventured, nothing gained. If I hate it, I walk away. That's all. I am more concerned about the structure of it which is what I am trying to figure out before I agree to take on such a responsibility. I like to educate myself best I can before I agree to do something like this. Thank you for your input.

@Rick Pozos that is interesting way to do it! I guess there is no hard & fast rule but sounds like thats working nicely for you. Thank you for sharing your method!!
