@Julian Buick, Thank you for bringing light to the potential risks of using our 401k.  We are aware of those risks and havent made any decisions to whether we are going to tap in to his 401k or not.   We are looking at all our options :).

@Randy Johnston we havent found any private lenders yet.  We would LOVE to partner with someone.   How do we find and/or connect with private lenders?  Do we find a deal first and have to have it under contract before looking for a private lender?  If so, do we risk the chance of loosing our earnest money if we cant find a lender Before closing?

My husband and I are working on getting our financing lined up to fund our flips (hard money lender - Silverado).  We have met with the lender and are working to finish paper work to get pre-approved.  We plan to use our money from my husband's 401K.  With 10% down right out the gate, it puts us in a super low price range.  $230,000 max in order to make any profit.  I'm concerned about the risk we are taking with using a hard money lender.   Any suggestions of other avenues of funding would be greatly appreciated!! Thank you so much!

thank you so much everyone for your suggestions, they are greatly appreciated!  My husband and I will keep an eye on the market and continue to research.  We have been networking and have found some great connections.

Hello BP Members!

My husband and I are new to real estate investing and we are looking to break into house flipping.  We have been reading as much as we can and are getting ready to put our education to the test.  Basically what we would like to know is, is there anyone that has experience flipping houses in the Portland, OR market?  What is the market like for flipping and rehabbing?  Is it profitable?  Any suggestions or advice would be greatly appreciated!
