I have a family friend that has a tenant occupied property in Tracy, CA. The tenant is getting evicted next month and has trashed the place. It is a unique setting. I need to refer her to an investor-friendly agent in the area to help analyze what it's worth in it's current condition and sell it to another investor. She really needs help. Thanks.

Get a good structural engineer and work with the county with permitting. One of my toughest sales was a raised home in a flood zone. Keeping thorough records helped save the negotiations.

@Ali Hamade generally when you go on-market, as an agent, I'd not only use House Hacking, but also multi-generational living, and even the income producing apartment or whatever your situation is like. Those are all buzz words that get picked up by Zillow if someone is searching by key words. Also, by utilizing the field in the MLS for garage apartment or mother in law suite will help pick up in the searches online too. We have a huge group of all sorts of investors in our database, so you can share it with us if you'd like to better your off-market sale.

Maybe a mom & pop owned small multi-family can owner finance or sell to you with some guidance for the transition. This has happened with a client of mine. A small fourplex and a 2-3 month transition of getting clients used to the new owner, handyman contacts, and such.
Start mailing and skip tracing some small multi-family properties and keep at it. Plenty of free resources to know how to find people and sell to you. Strategize and plan.
