Probably meant REIA.

Go to meetups that are free/cheap. And go around to different groups to see which you like best. They can help point you in the right direction. Find investors and search for what they are looking for. Join as many networks as you can.

Start analyzing properties from both cities. The market is still hot for a good cash flowing property in the Houston area. But like the above post, you can get on the wrong side of town if you're not careful. Unless that's tolerable for you. If the deal looks too good to be true, there may be a caveat like flood zone, tenant occupied, and other hidden details. In Houston - you may want to call an insurance agent for what a typical rate is here. Also, property taxes vary in different areas of town. That'll kill your cash flow too.

Maybe call some local property management companies. That is a very niche population. But it's probably a need in the community.

@Matt McGuire I drove by Pacific Yard House today, and the patio is all ripped up! Hope they get it fixed before our next meetup.

Looking for advice for a build to rent strategy. What are the best kind of banks that would fund multiple houses to develop?

Pros and cons of a development in the city limits vs out of the city limits?

What do you wish you knew before getting started?

Also, just curious, is anyone looking for a partner in the north Houston area? Not for me, but for an investor friend.

I have a general idea for answers for most of my questions, but I really want to know if I'm missing something.

I sent you a message as well. I can help run numbers with you as well as pull the rental data from the MLS for you as well. It might make your decision to rent or sell easier.

I have a list of HOAs that allow STRs in the Lake Conroe area. There are plenty of areas in Houston without an HOA as well. Let me know if there's some way I can help.
