@Shannon Park Congrats on the decision to invest in real estate! Having that much to put down in my area (North Houston, suburbs) will get you in many doors. We are experiencing a tremendous growth in population and like everywhere, the market is appreciating a lot. I would love to message you and see if this area might be a good fit.

Start looking to get connected with other BP meetup groups. They'll definitely help you on your journey! A fourplex is an amazing way to go, especially if you are able to owner-occupy at least one of those units and the other 3 have leases. You might be able to afford more than you think with leases in place. Speak with a lender about that too. Interesting stuff you can do.

These are great strategies! In my area, I also look for detached garages that may have an apartment above them, or a large game room that can be converted.

Sounding redundant here, but if you are ever in the Conroe area, there's a meetup every third Thursday of the month. Tonight, in fact.
I absolutely love going to the meetups. It's a great way to talk through your plans and goals for real estate with people that actually understand!

I'm a big fan of our brokerage CB&A, Realtors. They offer a mentorship program and people are very accessible for questions and training. Like other places, there are weekly trainings to help you get your business off the ground. Check them out for yourself. Be sure to interview several brokerages before settling. You should join a culture that appeals to you.

Where can we find the local events? It made so much sense to have them under the Network tab. Can there be a "Find a Local BP Meetup" tab? When I search for my town's meetup, it shows many years/months of previous posts, but not the current one coming up. Please let me know where to find this more efficiently so I can tell the rest of my group. Thanks!

Start talking to a few lenders. They will help you determine how much you can afford for multi-family. Not only that, but if you find a property that has tenants already in it, you can use their rental income to off-set some DTI. For instance, there was a fourplex I helped close on for a client, and he was able to use 3 out of 4 units for rental income to use towards his DTI. He is occupying the 4th unit. It's possible to do this working with the right lender to see what your possibilities are.
