In the north Houston area, I see a couple needs right off the bat: 

1. Small multi-family housing- hardly any duplexes- need more development of them

2. Short term rentals like 6 months or less for unfurnished places. I see people needing temporary housing for their new construction house being built, folks moving here and then wanting to buy and don't want to wait a year... Landlords can charge more for this because of turnover 

I'm sure other areas experience this as well. This last summer was a challenging time for buyers. But it's still a good time to buy and hold. I'd invest in the counties just outside of Austin, San Antonio, DFW, and Houston. I don't see the population growth slowing any time soon.

What's your criteria exactly? I recently saw a four plex in Spring for around $700k, but I think it just went pending. Is there an area in particular within beltway 8 that appeals to you more?

@Dave Schmidt I agree! Especially in my area where certain parts are known to flood. I really feel like I got lucky with the rain while in our option period.

With D4D, mailers, networking, and wholesaler lists, how long did it take you to acquire a house to flip? I want the house to be local to my area and I am ready to get started. It's been a few months now, and more serious in the last 2 months. I have a couple leads, but no one is motivated to sell right now. Not too many houses to choose from in my local county auction. 

What was your strategy and how long did it take to acquire it?

I think it was good practice for us to go through the process. We saw the house a few times with GCs before the offer. It turned out to be a disaster after the rain uncovered way more than we all thought.

I think I'm just surprised that its taking a long time to acquire a property. But glad we stuck to our numbers because we are more than ready to get started on a project.
