I saw your comment about starting out as an out-of-state investor and then moving to Indy — that’s really encouraging to hear. I’m still in the early stages and one of my biggest concerns is figuring out how to build a trustworthy team before I buy anything. Since you’ve gone through that transition yourself, I’d love to hear what worked best for you in terms of stabilizing and managing properties from a distance.

In my experience, there have been a couple major lessons I learned and have seen repeated with the investor clients I work with...
1) I've found the most success working with people on my team who are investors themselves and understand what does (and doesn't) make for a successful property in the market you're interested in. This doesn't mean that they can't specialize in a particular facet of REI (agent, PM, contractor, etc), but I've had much better results working with partners who have some first-hand knowledge of what it means to be in your investor shoes so they can help you in making good business decisions for your portfolio, regardless of whether it benefits them in the short-term.
For example, early on I worked with a realtor and PM who was happy to sell me a property and "manage" it for me, but they didn't own any rentals themselves. I quickly learned that their perspective and mine were very different when it came to maintenance, repairs, tenant placement, etc. At the end of the day, our interests weren't aligned and they didn't have the personal experience or desire to nurture a long-term relationship to help make for a mutually beneficial partnership.
Which brings me to my 2nd, most important lesson...
2) Relationships are EVERYTHING.
Take time to vet the people you plan to work with. Make sure they have the experience, expertise and availability to meet your needs first.
Make sure you have strong contracts with clear deliverables, reasonable payment schedules that protect both parties, and clear accountability for the work performed.
Be ready to cut people loose if they don't perform.
BUT, when you find the good ones, treat them like the indispensable partners that they are.
Be respectful of their time. Value their expertise and expect to pay them for it. Work towards a relationship of mutual trust so you can keep building on success.
In the end, you will save $ and have a much more successful investing journey if you treat your (good) team well and make sure they're benefiting from the partnership also.
Remember, with remote investing, you're 99% dependent on the team you assemble to execute on your vision, and yet I see so many investors treat their team like disposable pawns in a game as they try to save a few pennies here and there. I've been guilty of this myself at times and I can tell you that having a solid team of capable, trustworthy, & motivated people is PRICELESS.
There are countless lessons I've learned along the way, both as an investor and as a service provider, but these ones were the ones I've benefited from learning the most.

I haven't purchased in Ohio but I have invested in Indiana as an out-of-state investor and now live here locally. I support OOS investor clients who are looking to build a team here and can help with any type of residential investing, though I specialize in furnished mid and short-term rental properties (higher cash flow, property better maintained compared to LTR).
I'd be more than happy to share my experiences as an OOS investor and help if you have any interest in investing in Indy. Long story short, your success will largely hinge on the quality of the team and relationships you build, wherever you decide to buy.

Lauren, you have an incredible background! If we decide to move forward on out of state investing I would love to chat more. We are still on the fence regarding whether to continue investing aggressively in the stock market, or whether we should shift into owning real estate. We love how hands off stocks are, but we do see the appeal of increased diversification by owning real estate. I think we are just concerned about the extra time and effort it will take, since we both still have W2 jobs and a young child.
