@Devanand Ramachandran first congrats on getting starting and wanting to do research before jumping into investing. I am a novice (rookie) real estate investor as well. Recently, I closed on my first rental property. I did not have an actual mentor or boot camp. However, I did feel like the people on this forum who gave me advice were like mentors! 

The following things helped me the most:

-researching forum topics here (i.e down payment, lenders, cash flow)

-reading books, some of my favorites are: The Book on Rental Property Investing, The Multifamily Millionaire, Crushing It in Apartments & Commercial RE, Dream It & Build It (How to Crush Your RE Investing Goals), Mud2Millions, and of course Rich Dad, Poor Dad 

-watching videos of Bigger Pockets and The Rants & Gems shows

Wishing you the best! @Jeffrey Jenkins, for my recent rental property purchase I found it off market by driving for dollars. In my free time, I deliver food part-time, and I drove passed a vacant house with a handy man present. He put me in contact with the owner.

 Thank you so much @Joseph Hamer ! That's a great question! The lesson I learned is that you have to be firm with lenders who take their time to do things. This deal was off-market, so I worked directly with the sellers, my lenders, and the title company.
