@Zuriel M. thank you so much for your feedback. Does Avail allow you to customize your lease and add additional addendums? From prior research, it appears that Avail is on accessible via website; it does not have a mobile app yet? Also, are there any accounting features such as bein able to pull leasing reports?

Hello everyone! Next week, I will be closing on my first single family investment property. Currently, the property is vacant. I will be self-managing it. After doing some initial research, Avail and Innago appears to be very popular Landlord software programs. Has anyone used Avail and/or  Innago, if so, it would be greatly appreciated to know your experiences with both or either.

I was as prepared as my first day of college, LOST but very determined. I jumped in, glad that I did. First property was in 2018 and the value doubled in 2021!

I agree with @Nathan Gesner . Put those funds towards an emergency account. Use all the free sources first, such as this Bigger Pockets forum. It has so much wealth of information that is priceless. Real estate investing Podcast like the Rants & Gens is great free knowledge. You can even visit your local library to rent some real estate books, I did that when I was really short on cash to purchase book. Lastly, if you can find a local real estate group, one that does not charge a free to be in it, that would be very helpful. Networking with local investors is very good because the information is catered to your market. Wishing you the best @Keisha Rae M.!

@Michael Blum , thank you so much! Yes, I am closing on my second property this week! By the end of this week, I will have two properties. The goal is a third by end of 2022.

Thank you! The home is located in a military town. It is a very desirable location and good property with tons of land! I think you are correct @Nathan Gesner Because the owners purchased the house in cash 17 years ago, they were able to have the property rented below market and still cash flow. The property was previously rented to the daughter for about $600-ish, close to $650, but the market has rents at about $800. I will have a mortgage on the property. I put down 15%.

@Henry Van Eijk , Depending on the lender, you can usually put down 15% for a single family investment property (non-owner occupied). I am actually doing that this week as I will be closing on my first rental. For me, I have a standard 9-5, but I started working a side gig as a food delivery driver. I saved all my earnings from the side gig and used it to fund the real estate deal. The funds are being used for the down payment and closing cost. Wishing you much success!

@Bud Gaffney I agree! I have a standard 9-5 and my side hustle is food delivering. Doing both is allowing me to close on my first SF rental this week!

@Nathan Gesner great advice! I am closing on a SF 2bd/1ba rental in a few days. The property is vacant and move-in ready. The sellers, who have owned the property for several years as a rental, informed me yesterday that someone is interested in renting the property. The prospective tenant is the mother of the previous tenants. The previous tenants were good and only moved because they outgrew the home (needed a 3 bedroom). I am wondering your thoughts on this. In a way, it's nice to know that I could close on the property and have a tenant in it during the same timeframe, but I also want to test the rental applicant pool and market in general. I can afford both mortgages, so I'm not in a rush to find a tenant. I look forward to hearing your thoughts.
