I know most cash buyers prefer buying 3 Bedrooms/2 Bathroom single family homes from wholesalers, what is the experience like trying to wholesale a 3 Bedroom/1 Bathroom single family homes?

Again, how easy or difficult is it trying to wholesale a 3 Bedroom/1 Bathroom single family homes to cash buyers?

Why wait 45 or 60 days to make 30K when you can make 10K within two weeks? If you wake me up while sleeping at 2:00 AM while sleeping, I will instantly jump up, and GRAB that 10K FAST!

I can only waste my time on this or any property if I need that property for monthly cash flow, else, I don't mind doing only wholesaling all week, all month, all year.  

You don't need to search too far. After seeing the property information at the website of your city or county assessor (county website better), on this same page online:

1) Click Property search by address.
2) put in the address, then look for the list of TAX years payment.
3) Click the side of the property parcel ID, click on the current year tax payment, then click GO or press ENTER

4) Click SAVE, then click "OPEN FOLDER." Inside your computer document list, this latest SAVE will show/pop-up as REPORT.PDF file and be alighted. 
5) Right click on this SAVE name (report.pdf) or link, and select "Open with  ADOBE READER."
6) Once this PDF file opens, you will see the property owner's name and his current address where the current tax bills and receipts are been sent by the county

Your computer must have Adobe acrobat or latest adobe reader on it before or for this report.pdf file to open, else, it will not open.

I am not very good at buying at buying trustee sales right now, but I have one advice for you: NEVER peep into, NEVER enter into an home, be it ABANDONED, FORECLOSED-ON, or a TRUSTEE sale.

If somebody 9-1-1, you can be charged with an INTENTION to STEAL. Again, NEVER enter a house and/or properties you intend to buy if you are NOT authorized to enter.

It is not difficult forming or getting buyers lists by yourself, you have to start your search on the internet by searching "Real Estate Cash Buyers in Atlanta, GA." After the search page opens online, you have to search most of the links by RIGHT CLICKING, and OPEN IN NEW WINDOW. When you search like this, you can always come back to the main page to continue opening more links in the main page, or continue to the next page by clicking the page number at the main page base. You will see cash buyers in your area, then open your MS Excel page and copy and paste their information you can get, especially their names, addresses, and phone numbers.

Also, you will see little signs with phone numbers in your city and neighborhoods that says we BUY HOUSES IN ANY CONDITION for CASH, you have to put these numbers in your MS Excel sheets. You will also see these signs on vehicles as you drive in your city or area, write these phone numbers down in a page, and transfer them into your MS Excel sheet ASAP.

There are more ways, good luck.

Hello guys, I have also checked this out in bunch of website, and it is NOT free. I have one website I use in searching people called INTELIUS.COM.

If the price at this website in not competitive for RE investing business, then you will need to use those that are really meant and targeting absentee home owners like melissadata.com and the rest of them.

I DON'T have any link or affiliations with these websites, good luck guys in your searches.

As a new wholesaler, I need to know how to structure or calculate the closing cost in a wholesale deal. Who and who pays the closing cost?

I will appreciate and understand this much more better if suggestions can be stated and/or shown with NUMBERS and/or PERCENTAGE.
