With a mentor, team, solid goals, and a network you are bound to succeed!
I think networking, particularly as an agent, is super neglected. Many agents feel that its "me against them". Not so. I have gained so much knowledge and wisdom from my fellow agents! Not to mention referrals! Paperwork is paperwork... but everyone brings a unique flavor to their business. I recommend meeting as many agents as possible and talking about real estate as much as possible. Growth and opportunity will accelerate towards you. Best of luck!

Have you looked into the VA loan? If not, I have a great resource I can connect you with. He knows all things VA. I feel like the VA is one of the biggest and most overlooked perks ever!! Especially as an investor.
Secondly, I think your strategy of learning before making moves is wise. Just don't get stuck analyzing forever! At some point you got to get in the game and be prepared to make a mistake. You sound like a very educated and analytical person, so I think you will do just fine. Particularly with your strong "why".

@Evan O'Brien , I work with a title company who conencted me with a list resource. I pull the lists weekly, contact them with a call, text, door knock, and/or letter depending on the deal, and aim for 4 appointments a month. Its been a fun and productive strategy so far!

I Agree with @Scott E. - Cash flow is awesome and if your goal is FIRE (financial independence, retire early) this could be the way to go. At this point you will be "wealthy" in terms of time, you have bought it back! Which is a huge win and frees you to focus on what truly build wealth. Long term, appreciation is the way to build true wealth. A home run is a deal that does both! Of course these are highly sought after, but they are out there. I would recommend that you find a market that cash flows well but also has a positive trend in sales price, pick an off market strategy, network within that market with other investors, and be consistent for 6 + months. I think you will find a deal if you are patient, poised, and connected. Best of luck!

Hey @Account Closed , I have seen the most value recently from pace Morby. His subto group is epic and what he puts out on youtube for free rivals what some coaches charge 10k+ for. He does have a mastermind that costs about that, but you can go through free stuff for probably 6 months first. At that point though you may be sold! Deff check him out though!

@Trent Reeve as with most things, yes, a variety of sources is best to help make the most educated decision, I agree. I think using a tool like AirDNA but doing so conservatively (cutting numbers by 10-20% of their projections), would be an easy way to all but ensure you are making an informed and wise investment provided local entities allow for STRs as you'd like to host them.

@Cedrick Givens Im not a lawyer so this is not legal advice... But as far as I know this is the beginning of the process and its simply a notice to your tenant that they could avoid eviction if they were willing/able to pay the full balance owed. In Residential sales we have a similar form called "notice to perform". Basically it has to be given before you can move forward with legal proceedings so that everything is in writing.
A thought about this process for you, though. I am not sure what it costs in your market... but in many markets an eviction can cost you upwards of 15-20k. It can take a few months (where you are missing more rent payments) and the legal fees can be hefty too. In some cases, it is cheaper to offer a "cash for keys" agreement. This is basically where you pay your tenant (crazy I know.... especially since they are burning you) cash (lets say 1-3 months worth) to vacate the property. This is an investment, but let's say it costs you 2k to get them out, that may actually save you 13-18k on the eviction process. You can also sell them on this option as they would not have an eviction on their credit. You would just want to make sure there is some sort of incentive... like they receive the full amount when the property is fully vacant etc.

@Hoa Nguyen AirDNA is a great resource. I have a friend within the company who i can connect you to if you are interested. It can provide stats like rating for a particular city based on average occupancy, nightly rate, competition, etc. If you are dialed into a zip code, you can purchase data on just that code. If you want a whole city, state, or nation-that too. Great tool! I sent you a DM. Let's connect.
