What is up BP!

My name is Lindsey and I am relatively new to this platform, so I wanted to take a moment to introduce myself. I am a Realtor and aspiring investor with big dreams! I am based on Oceanside, CA but am soon relocating to Charleston, SC. I am interested in investing in both of these areas as well as Northern Michigan, where I went to school. I plan to use real estate to buy back my time, set my family up to be able to see dad as much as possible, and bring value to my community. I am interested in wholesaling, flipping, and short term rentals. I am currently in the real estate rookie course and enjoying the like minded individuals in that crew. @Joe Homs Thank you Joe! And yes, we are actually working NOD and tax lien lists that I pull with my brokerage. Any other warm lists you would recommend? I appreciate the insight and wisdom!

Hey BP fam,

A friend of mine and I are doing a door knocking wholesale campaign in San Diego. To compliment this we have contemplated doing direct mail campaign with personalized offers on each property receiving a letter. I know this market is dense with direct mail so I am not sold that this would be the best way to get leads considering the expense. But I am curious, do any of you use direct mail in SD? Any opinions on its usefulness? What is your response rate? Best vendor to use if its a good move? Any advice/insight would be valuable!

@Matt Rekowski As a high earner with a good W2 I would GO FOR IT. If you have taken the time to educate yourself and you are confident in your ability to analyze and source a deal, have chosen a niche to capitalize on the value you add, and have an exit strategy dialed, then yes your money will work way harder for you over time in RE than anywhere else. Educate yourself then send it!

@Rahnesha White I am sorry to hear about the W2 situation... but sometimes a bad situation is the kick in the pants you need to make a real change! Real estate is by far the best tool to create the change you hope for. So you're in the right place. 

Socal is a tough market to crack into, but I actually think that with your strong down payment you would be able to make some moves. You will just need to add creativity in the place of your W2. You could use hard money, add value, and refinance. You could also purchase with a partner jointly where you bring the down payment, they hold the note, and you all split expenses and income. There are plenty of people on here who have time, deals, and expertise, but not enough money to do it themselves. You might be the missing link they are looking for and vice versa.  

You could also get a W2 and be more traditional... but if you're anything like me you don't want to wait for all that to sort out. Let's get creative and make moves now! You got this.
