You should get your realtor to run rental comps off the local MLS for the whole area not just a single city. Try county or multiple counties. Good luck!

As someone who has just recently lived through this, the mortgage company would not talk to me without my letters from private court saying I was executor and administrator of my sisters estate. I was also the heir to her home so it was one stop for me but her will helped eliminate a lot of other bumps. I'd see who the estate was left to and they need to file with probate county where decedent lived. Good luck. As a real estate broker and loved one, this was a challenge. I'm in NC if you need advice.

What does your lease say? Follow those terms and the eviction law for your state. I might consider a property manager as well. Second set of eyes can help even if just for placement.

I know several people who are not licensed GC but are contractors who do turn work for me as a PM and have many skill sets to offer. Happy to share if you think it might be of value to you.
