A REIT is typically a corporation who is passive and takes specific tax advantages. Its investors are shareholders who own shares in real estate. My company is also a corporaiton and we issue shares to investors - who are shareholders as well. I consider it investing in real estate as that is what is backed by and the stock is just the investment instrument - some may invest in debt instruments like bonds and other shares. In a syndication you are a limited partner. In a syndication, reit or a fund, you are a passive investor investing in real estate and whether its a stock, bond or some other instrument that is what you hold.


 What a concise and well thought out answer, no surprise from you Chris, you always know your stuff!! 

My opinion on the matter was that a REIT is a stock because all stocks are backed by different assets and REITs just happen to be backed by RE, however you're not just investing in the RE you're investing in the systems and processes of the businesses that run them which is key IMO. But now you have me thinking about this differently when you say the stock is just the instrument by which you invest...

Such a great example of how investing goals change over time, I'm glad you were able to find a passive way to invest in an asset you liked and understood. I'm curious if you ever considered taking some of that money and putting it more directly into syndication investing? I hear all the time that syndication investing is the most passive way to invest in RE but instead you chose a REIT which you classify as stock. No wrong answer I just haven't reached that phase of my investing yet and I'm curious how you decided to allocate your money and what factors you considered?

    I'm interested in a duplex/triplex or another condo as my next purchase but have no idea where else to look. I like Texas but hear the property taxes are way too high. Are there any hidden gem cities and areas within those cities that can get me similar numbers to the above? My budget would be around <$300k. 

     @Zach Lemaster do you have any turn key properties that would fit this description?

    Wouldn't this tenant already know you're the property manager? They don't have to know you're the owner, but unless you've been assuming a false identity while you've communicated with them thus far, they'd already know you're the PM?
