I suggest get a partner with a W2.  Do you listen to the podcasts at all?  Albany to southern Jersey is a hell of a swing.  How much capitol do you have in reserves and how's your credit?

There's also the FHA route that you can take, with regards to getting started. New York, and I imagine every other state, offer down payment assistance programs.
