If you could be just a little more vague...

I suggest get a partner with a W2.  Do you listen to the podcasts at all?  Albany to southern Jersey is a hell of a swing.  How much capitol do you have in reserves and how's your credit?

There's also the FHA route that you can take, with regards to getting started. New York, and I imagine every other state, offer down payment assistance programs.

Is this a Bronx property?  I'd be interested in seeing your analysis, if you'd like to share.

Have you considered Westchester County?
