@Erik Anderson; depending on the original condition of the floors and what level of finish you are going for I'd consider renting the orbital floor sander from Menards. It uses three pads and can get right up to the edge of the trim. If you use a drum sander you can really do some damage if you don't get the hang of it quick (but this is a learning experience so I say go for it even with the drum). 

The orbital uses three disks and really lessens the likelihood of you getting wavy floors, you just rent that sucker and pay for the disks you use. It's how I'd do it if I was going at it again. I used the drum and an edger, then the orbital but I'd just go orbital all the way if I did it again. Also, volunteer to run the drum and let your stupid friend (find one) run the edger if you go that route.

@Isaac Braun; I called Hansen Flooring/Minnesota Flooring in St Cloud and got a couple names of people they recommended. The going rate is 2-3 bucks per square foot. I did mine for $450-500 renting the tools and DIYing it. Quotes I received were 1800-2200 for the work to be done with only clear coating and no staining.

@Victor S.; Hey sorry about the delay, I try to respond in a timely manner. So I guess there's an update, I bought another crap house from HUD and am in the middle of fixing that one.

It's a 2004 cookie cutter that was left vacant for several years and really suffered for it. Nothing to the extent of the duplex, no clown graffiti, vintage pornography or colony of dead mice. Really kind of disappointing.
