 Hey famous actor guy,

@Ethan Giller gave you some really good advice there. I may want to add that you should check out your personality. Is wholesaling something that would fit your style. Do you like moving on to the next item, move, project etc. Do you feel holding properties and been a landlord would work for you.

Do you like fixing and managing things. Would it fit in your lifestyle well if you had some local rentals and you would need to go cut the grass and be your own handyman a little. These are some of the things you could consider along with the advice above and I think you should be fine in a little bit.

@Brandon Moryl, there is a thread I re here about a month or so ago. It lays out the partnership structure in regards to percentage of ownership distribution based on what each person was bringing to the proverbial table.

For example: The person finding the property, that's worth 20%. The person bringing the money, that's worth 50%. Don't quote me on these numbers. Do a search here and see what happens. I wish you a lot of success at this!

@Robert Wright, have you checked out the cost of rezoning? I believe there are 2 applications you need to complete to get this process started. Both are several $k each. Of course I don't know your city specific costs but typically it's quite expensive. It could come close to $10k. So, this would need to be accounted for in your numbers.

If your reason to change the zoning is compelling enough, a win win for you, the city and the neighborhood, then you could make a proposal to the city that they do it for free or give you some sort of tax credit which equals the amount or greater.

Look into it. I hope this information helps you tremendously. Keep in mind it's not legal advice, only an attorney can do that..!!

What about zoning, it's mixed use obviously but can you simply choose to convert the commercial space into residential?

I appreciate your response here and your bravery in tackling the matter. I think some members need a refresher on what BP is all about.

Secondly I think some of these people should simply watch more TV. If your about to make a comment on this forum and you find that it offers no helpful information, I think you should pull back, change the channel and keep your regular entertainment going. This is not a place to entertain yourself, unless of course learning, sharing and assisting is joyous for you. It is for me!

You only need to be afraid of the IRS and the Credit Reporting Agencies but, you're here on Bigger Pockets (Welcome) so, that's means you're a brave women. You'll do fine and besides, you won't pay a nickel for learning here. So that will help save you from debtors jail also. But oh, it doesn't exist so, have fun!

 Hello Kirshner,

@James Holland gave you the right direction in which to go. I may want to add that different counties have that information in different places. There's no consistency between them. I don't remember exactly where Miami-Dade have theirs but yes, do an online search (search engine) or go to the county's main website and try there.

Try not to get frustrated as you can see similar info in a certain are but still don't find what you're looking for. Try the property appraiser website or the tax collector website if nothing else works.

I certainly hope this helps but just go at it diligently and you'll find it..!!
