just closed my 3rd wholesale deal 2 weeks 1st in 3 years after getting back into the game . Now I feel like I'm stuck in limbo . I want to take my business to the next level and get into rehabs and flips while still focusing on wholesaling to build capital but right now evrything I been looking at for a flip has either.gone over my desire purchase price or just seems like to much of a rehab right . I'm just venting right now. There no purpose for this post . Has anyone felt like this before ?

so me and my partners are looking to S Corp our business I visited a accounting today and he said it will be $800 to do it I just think that's a lot of money just to S Corp . Any suggestions out there
The reason I want to S Corp cuz we are looking to get into our first flip and I don't want to get killed w capital gains

my target purchase price is under 20k
My target rehab cost is 20-30k
My list price is under 90
Worse case it doesn't sell I can rent it for cash flow til it does at 900-1k

select a house on the mls that has been purchased pay close attention if it's a rehabber that house will be on the market in 3-6 months and that when you learn your market best .. Me personally I look at the market every day hubzu realtor app and the mls I have made this a habit for about 3 years it has me a lot cuz now I know when a house hits the market if it's going to sell at the listed price or will it be reduced . I feel like every area has a set price and once u go over that price your in trouble .. I rather price under the set price to get more attention . Tommrow I'm looking at a house I want to be my first rehab it's at the right price I feel and I can spend 20-30k on it and list under price and still make a great profit

see how long the house has been on the market look at the surrounding areas of the house for sales within 6 months to a year .some property are overvalued. Jersey is being dominated by the forclusers market right now so there a lot of deals out there this is a advantage . I'm currently looking for a fixer upper in the Camden area . I know what I want to pay and I'm working on finding it

@Tom Keith so I took your advice and the lawyer was negotiable we negotiated the 60k debt to a 10k payoff .. I told the seller this was a one in a lifetime offer .. She decided to take the offer I close on the property today I got my assignment fee under the table made a great profit

have you wholesaled deals you purchased on hubzu ? I was looking at at a house today I was considering doing a pre- rehab and then sell it forward to one of my cash buyers . Do this properties come free and clear w no liens or judgments ?
