@Nancy Schneider Indiana is a very landlord friendly state. On average 3-4 weeks eviction process.  You try to avoid using that as a lever but when you need it - the state provides the support.  I have a few properties in IN for this reason.  We also have properties in CA and on average it takes 3 months to get someone out of a unit. Huge difference!  Good luck on your search.

Hello BP'ers! Any investors in the Milwaukee, WI area that can provide feedback on investments in the area? I've been reading a lot about the area and wanted some local advice. I'm looking to buy and hold in the area, focused on cash flow, single family, class B-/C+, working class families. - Is WI a landlord friendly state? What's the average eviction process? Length of time, costs? - specific areas to look out for? Reading that North can be rough. Any rule of thumbs e.g. Stay between 33th and 70th street? - actual vacancy rates (I will plan for 10%) - stable economy with good jobs? - overall experience? - recommendations for great property management companies, real estate agent, and general contractors? @Karen DiNapoli I use tools such as Google earth, city data.com, rent.com, craigslist, and talk to locals in the area or property managers they can provide you with feedback. :)

Hello BP'ers: any feedback on this? A friend and I are looking to invest out of state.  WI came up as a possible area.  For those of you who invest in Milwaukee - what is the feedback for the state? @karen dinopoli

1) Is it a landlord friendly state?  A family friend told us that you cannot evict tenants in the winter since it's too cold there. T/F?

2) How are the returns on a typical 3/2 or 3/1? 

3) Vacancy rates that you all are experiencing?  Rate of churn? 

4) How are the quality of renters in the area?  

5) Any specific areas that you recommend? N, S, E, W, Central? What class would you rate the areas?

6) Is the population growing?

7) Strong industry?

Anything else you would want to share about the area?  I realize you can get some of the data from City-data.com but that type of research is more generalized does not provide 'what the locals know'.

For those who mention Milwaukee, anyone that invest there have any opinions on this?  

We have a family friend who lives in WI and says that the state does not allow for evictions in the winter since it gets so cold. Does this prove to be an issue for investors?

Charlotte seems to be over saturated now so looking for smaller markets with bigger potential.

@Alex FranksI also crunched the numbers and did more research in the area. The numbers do not work for me either. Not in the type of stable neighbors that I'm looking for. I've left the thought of NC and did a SF in IN instead. Numbers are better but more important for me rental market is better quality. In better b/c areas rather than c/d at the same price point.
