I am curious to know if there is private money, or H.M.L's who do, or would do a 3 - 5 year balloon, amortized over 30 years, for owner occupied?

Or do you know if a Private money lender, etc., could do a deal where owner occupies, one property, while other property is rented, to pay some/or all of loan, and refinance.

Or a deal that includes the funds to also do light rehab, buy hold for a shorter period like 1 - 2 years, and refinance?

I am brainstorming everyday, and trying to network, to fill in the missing piece to the puzzle, to unlock my first deal. 

I have been making some headway, so I must say thanks BP members, and thanks for BiggerPockets!!!

Any ideas how I might be able to do this on the side (as an assistant, etc.) with a broker?

Hi all. I was looking in Montana State licensing requirements for becoming a Mortgage Loan Originator, or a Mortgage Broker. I am confused on how it is possible to get licensed, when it says you must have 3 years of experience in that industry.

How can you have 3 years of experience before getting the license?

Thanks Anthony. I guess what I meant was, if my girlfriend could ask one of her relatives for the down payment money, to deposit into her bank account, so she could gift it to me, the bank I am going through would notice that she somehow got this money deposited into her bank account. I wish I could explain it better. I guess if she could get the down payment money deposited into her bank account, and waited for months before gifting it over to me, maybe it would work?

I forgot to mention that my girlfriend would be living with me if I could get a house, but she'd not be on the title. Her credit is good enough to help out at the moment.

I need to do some research, to find a charitable organization that might be able to help. Wold you happen to know of any?

Thanks for the info Jonathan. I feel that I'd rather have liability protection, since I couldn't afford to lose what little assets I do have.
