You can even try a hard money lender to get a small amount of money to get you over the hill while you start your job. Then work something out but think of what you can do.

Whatever you decide though I would not wait going 6 months without making payments I would think the bank will be come knocking on your door any minute now with a notice of default to begin the foreclosure proceeding and in fact I would be surprised if she has not received a notice of default already. The Above suggestion by @Travis Lloyd is ok but I would worry if you have enough time to pull that off but it is something to think about.
I wish I could take over the payments, I mean I am about to start work probably next week and the monthly payments are far less than I used to pay for an apt lol so if it could hold I would try that also considering she was going to leave me the house anyway.
@Travis Lloyd I definitely don't want to take money from her, I was hoping to make some money also to go towards my investing career. She did mention talking to a friend that's a real estate agent so I could try to sit down with her and see if that can happen.
I am a newbie investor seeking my first deal and I'm wondering if I found it. My mother is thinking about selling her house, it's in an older established family oriented neighborhood that's been getting a lot of home makeovers. Its close to a new major rail and major freeways. It needs work done on it but has lots of potential. The thing is, she has fallen behind payments for like 6 months due to surgery. I was wondering if I could take the lead and wholesale it to gain that experience I need?

My Dallas/Ft Worth agents, I am trying to get my real estate license so I can invest in properties but the tuition costs are way out of my budget. Are there any financial programs that helps you pay for your classes in possible payment plans? I applied for FAFSA to take the courses at Collins College but I want to get my license like yesterday. Any advice would be helpful.

@James Wise I was going to get my license through Champions but didn't have the tuition funds so I chose to go this route because I listened to the guru talk about not needing a license, no money down to get started. I am reconsidering it now.
