Sharon, I havent sent a ton of letters out to probate-only about 60-but I dont believe I got one call from them. I did send white professional letters actually. Do you get many responses after your first attempt at contacting them or after numerous? Also how soon do you send the letters to them? I have heard anywhere from within 30 days of them filing probate to waiting 4 to 6 months in the process. It is a kind of touchy subject because you want to be timely-but you also dont want to wait to long until they have already auctioned it off or something else.....

Michael, Thats some really good information. I noticed you posted this awhile back, and was just curious if pre-foreclosure is still your top category to start marketing to? If so are you trying to help them get a short sale done, or what do you do with pre-foreclosures?

Just curious Michael that is a very creative idea by using the pencils, did you ever get any calls off of that?
