Question for you guys. I just started doing yellow letters. I was going to use the basic letter, however I realized that my phone number is going to my wholesaling partners answering service. When they answer they say: Thanks for calling John Doe office, how can I help you. So because of this I feel like his name has to be in there. Below is what I use, but I dont know if saying "my partner" is going to hurt my call back rate....

The obstacles I see in this is from what I have heard about the hard money lenders is that they want you to have a sizable amount in the bank, and they prefer to you already own houses or other forms of equity. What are your personal experiences with a hard money lender?
Is it possible i could pass this over to someone who deals with short sales for a commission or something? Just trying to figure out how I can handle this situation...

Hey guys I know that this has been discussed before, although when searching for old posts on craiglist ads, it seems many of the threads contained old links to show examples that you can no longer click on. I have been posting on craiglist basic ads like:

I have not had any responses off of my ads. I have had some responses from emailing listings individually. However I am trying to be more creative with my ads. Just wondering if anyone has anything catchy or creative that has worked for them?

But if I do this Greg, if I dont have a buyer fast enough I will have to come up with enough cash to buy it? I do have some cash-but I doubt I would have enough for this deal..

So I just got off the phone with someone who called on 1 of my signs. This is the scenario her house is worth 107k, but she owes 119k on it. She is 6 months behind because she lost her job. Her mortgage payment is 960 a month. She doesnt think she is open to any lease options. This seems like a pretty impossible situation-I hate to pass on leads-but I cant see anyway to work it out....
From what I know the house is empty-the lady lived there alone until she went into a nursing home. When you go to a auction on site will they let you look through the property beforehand? Also can you check on liens on a house just with the adress before auction? THanks so much for all your input!
Good morning! Just curious how many of you have been to house auctions either online or in person, and if you feel you can acquire a good deal from them? I recently was in contact with someone who has a house to get rid of due to the mother going in a nursing home. I didn't offer a deal fast enough, and now it will be up for auction in about a month. The listing says that no matter what price it goes for that it will be sold! I am hoping not many people show up. Whats your guys experience with this?

Mark-Just Curious do you get this info fast on the MLS by searching every day? Or is there some kind of automated thing built into it that sends you new listings as they come in?

An experienced wholesaler I know in this area tries to get 3-10k on every deal if not more. His minimum is always at least 3k.
