First of all just wanted to clarify that when I said I was thinking of putting marketing on hold-I didnt mean all marketing, just the yellow letters. I got about 5 good leads from 100 bandit signs. I got no good leads from yellow letters-and hours of my time wasted. Yes I will finish using the list I purchased, but probably give it a few weeks before I sent out anymore. Maybe it would have even worked better with a different list other than "absentee home owners."
Michael G.-Thank you so much for your post! I really like your response to the question of, "why would you need to ask me questions about it." Also I agree with you that probates may be a good list to target. I recently started targeting them. Just curious how far do you go back when you target them? Obviously probate can take awhile, so I am debating looking through December's or going back to June or Julys?

Michael Q-thanks for the sarcasm. Obviously I know its not that simple to get leads.
The reason I started this was to find out what other avenues people are using to market to: like probates, etc. So if anyone else has any segments they have been marketing to that seem to be working great I would love to hear about it......

Jerry, thanks for your reply. I definitely understand its a numbers game. I am fine with that. I guess my thing is I hired a answering service so I can deal less with un motivated sellers. Do you think I should continue to call back every missed calls-your right their not super motivated....
I agree there are no magic ways to get a deal. Sometimes a good deal comes along fast and sometimes it doesnt!

Hey guys, just wanted to get your feedback on how you find motivated sellers? I have gotten some pretty good leads from bandit signs. I have also sent yellow letters to an absentee home owners list. I did this recently, and have gotten tons of calls-however none of them were motivated. I asked one guy yesterday if I could ask him some questions about the house, he said "you contacted me and said you wanted to buy my house, why would you need to ask me questions about it?" Another guy I talked to rents his house out, and he said, I dont want to low ball offers, I can sell it myself! I do have my calls going to an answering service, but any calls I see that hung up when they got to the answering service, I call back. But since I have done the yellow letter, all these people I'm calling back definetly do not seem happy that I contacted them. I still have about 400 names left to market to-but I'm thinking of putting it on hold-because it seems like a waste of time right now.
I am going to continue with bandit signs, I have 200 coming to my house today. But wanting to try other methods as well to find motivated sellers. What have you guys found?

Yeah, I know you can do wholesaling with no money! I havent gotten my first deal yet. I think buying a house to fix up and using your cash/IRA to get started may be a little easier. I guess they have different risks in my opinion-you can risk your own money but get a deal done quicker. Or you can use no money and have to spend a lot of time to get your first wholesale deal.

Good Point John! It all breaks down to how many deals you got out of it! Just an update I sent out 90 yellow letters yesterday, with the wording I had listed above. I received 4 calls today from them. Now I dont know how good of leads any of them are yet, but I am excited that I got calls within a day of sending them out.
