Hey Guys, I currently have 4 rented out single family units. All of them are rent to own. Where the tenants will be owners in 10 years as long as they dont default. I am looking to get into apartment buildings complexes. I am looking for creative ideas on how to either sell or trade my current properties as payment or a down payment for a apartment complex. I also have heard that you can sell your notes on houses...not sure who buys them and for what percentage. But I am looking for ideas on how to get into investing in apartment complexes.

Hey guys, I have a question. I have done several deals already, but have never completed a wholesale deal. Well I have a deal under contract and I have a cash buyer. The deal is I am supposed to contact a title agency to do closing. My cash buyer does know I am making some money on the deal,but doesn't know exact numbers. I contacted a title agency today and they told me they could not close a transaction for me unless I had the money to close first, then after I closed, they could do closing with me and my cash buyer. I have done some research and I have heard there is2 options, a assignment of a option contract or transactional funding. I want to find out what other wholesalers are doing to close? I would prefer not to have to use transaction funding. I am not sure exactly the paperwork for a assignment of a option contract or how that works? For instance I'm not sure if my cash buyer will pay me the option fee before theres even a title search done. Any timely advice would be appreciated.

Wow Derek that is great!!! Are you still working on some deals since then? I would love to set up a mastermind group like this in Columbus. Can you tell any of the activities you did to be so successful, besides having all the key players in place? This is definitely a program that I think could be duplicated all over the country with similar success.

So I was one of the last ones to leave Denver. Had a late flight back to Columbus last night. Ended up talking to the guy next to me-of course in conversation he asked why I was in Denver. I told him for a real estate investor conference. He ended up telling me he had some rentals for years. I asked him if he had heard of Bigger Pockets-he was pretty sure he had heard of it. I wrote down the website for him-he said he was going to check it out. Spreading the word about Bigger Pockets!

I have thoroughly enjoyed this conference. I feel like I have gotten to meet most of you guys on this forum. Formed some relationships I feel like will last a lifetime! Love Bigger Pockets-loved this summit!!!!
