Hi everyone , when you renew the lease with tenant , do you just have them fill out a lease renewal form or you go through the whole process again such as lease agreement and lead paint disclosure etc? Thanks!

Hi everyone , anyone here use buildium ? They charges $99 for to setup a account. If you have 10 small unit and each unit is hold under LLC , what would you do ? Setup 10 account total cost of 1k ? For those that has multiple LLC how do you manage them each LIC has its own account? Thanks

Hi everyone , I am just curious to know the deposit money can I just to an LLC business account . Or has to put a separate account that's for deposit only? Do we have to make things so complicated ? Thanks

Hi everyone , my agent just offer my a condo that kind of semi basement of a building . Has window on the upper part of wall. Half is under the basement. She say is legal resident and legally allowed to rent. Anyone know any half basement condo unit that legally to rent? Any experience ? Thanks

I did ask Randy again for refund of my $420 , because his package is very hard for me to undestand myself. He refund to refund any money. And he asked me to buy his DVD packages. At this point I decide not to buy more of his DVD package , of course not! Lesson learn, time to move on. You all can think twice before you buy his package , might be get a land trust book from library for free will get you same place.

Hi all, sorry for not having time to reply back one by one, I did read every single posts. Thank you for taking your time and share your thoughts . Here is the update , 4/25 After I decide no to go with Houston 7% return turn key, I reach out to steven ask for other state turnkey property . I think within the same day or the next day steve was able to introduce me many other company and I was CCed on all his emails. And I got many emails with listings. Everytime I talk to steven either for questions of location of the listing or local referral he was very very helpful. So far all my experience are very positive with steve olso from norada . However I am moving away from east coat to west coat on end of June, my schedule got really busy, so I did not have time to check the listing one by one yet. I have decide to put my moving first and catch up with steve after I am all settled on california. So steve if you see this , I will be in touch again sometime August I think. And I will keep my experience update on biggerpocket community once I resume my search. Please share with me what you all think is the best city to buy turnkey or rental property base on ROI and future appreciation . I only had experience with NEw york and NJ also CT. But CT did scare me away a little with landloard un-friendly Enveromental . I think with people able to work every where now day . Places with good weather will have large population moving to. But California is not landloard friendly state and not good on ROI. Anyway back to subject . Norada rocks so far. Will update back my turn key search once I am fully settled on west coast .
