Hi everyone , I was going to buy one of the investment on Houston Texas , now one of my friend who loves to travel told me, she think Austin Texas is better than Houston, specially weather wise. But she is not on real estate. I did research Austin seems has lower property tax then Texas? I could be wrong. Any advice which property is better? Thank you!

Tom Cooper Chad Althaus , thank you for your replies, I can share the location here , The property is located near clay Rd between Durban dr and gessner road . I check school on Zillow is only about 4 and 5 . So is not the best school . But location wise seems pretty close to downtown , 30 minutes drive and to others town on the area. Is this a good buy? Yes $750 is after PM and tax and insurance. Let me know thank! Best

New update 4/20/2017 , spend one hour with Steve olso from norada on the phone . He is very knowledgeable and not afraid to share any information with me. The conversation make me feel very at easy and honest . 4/21/2017 receive some listing from steve regarding Houston Texas . Most of cap rate is only 7% . I think that lower side of my expectation. I would though out of state investment will be around 10-13%. But I will do more research on it .

After reading for a day, I completely give up. For $420 I do not undestand at all. So wrote a email to him ask for refund or give me some guide. Hopefully he can reply to me. Anyone has experience with Randy H. Selling his land trust? My experience is left on the dark after I paid $420

I read regarding Randy Hughes, Mr. Land Trust a lot in here, altho I am not sure i anyone actually work with him.

anyway I decided today to go ahead and buy his course online. Thinking i will be able to watch some simple video and how to create the trust on my own.

but I got whole bunch of PDF file and a lot form, feeling like I spend $420 on a book where I don't know where to started.

so I called randy and he told me to read whole thing and after couple days if I still have question call him back.

Not what I expected. can someone recomend to me a good land trust attorney who can guide me through the whole thing and help me to create a trust? instead ask me to read a book. and I just Pay $420 for a book. But I don't think I have time to read entire book, to create a land trust.

is my expection too high or is something goes wrong here?

thanks
