4/21, had phone conversation with both steve from Norada and turkey provider , narrow down a single family with cap rate 7%, almost want to put tricker and just jump into my first deal but after asking on biggerpocket and think over the weekend myself . I can still find cap rate 7-8% in NJ. Why invest on houston for 7%? For second phone call steve was still easy to reach and very transparent and patient when help me to narrow down the properties . I do feel like I have someone holding my hand on the process as a newbie turnkey buyer. 4/25 today Email steve for other city turnkey listings. And let him know 7% cap rate I lower than my expectations of investing. So I ask him to connect me with others state turn key providers. So far everything is very positive with steven from norada. I will keep updating my story .

But has always invest on studio or one bedroom condo before . Little worry about the house repair might be very larger amount compare to condominium

Hi everyone, I have question on land trust, for those who choose your trustee, I can choose my sister or my mom , But she lives same city as me. And my investment property will be on another state. How do you guys choose trustee for out of state investment ? I undestand trustee has to sign papers on my behalf . And I don't have anyone I know well on put of state. Thank you

Hi everyone , I have some question regarding the Houston Texas before I jump into my first turnkey purchase. In the media shows it has 10% vacancy rate on Texas and in downtown area some reaches 40%. Those numbers are unusual high compare to New York City where I am familiar with. Now at same time the medias says Houston Texas are one of the hottest market right now to invest. How they are both so contradictory ? Can any local expert explains please? Thank you!

Nick S. ck , 4% will be too low. But again will houston have better ROI property to invest. When I invest in New York , usually it doubles the price every 10-15 year on the property so appreciation plays big picture. That's the thing I am not sure how houston Texas appreciates . If it doesn't appreciated on next 10 year I might end up losing Monday because the house will need a lot matienien . Also will rent increase? We have very stead rent increase about 3-5 % each year in New York .

Thank you all for your replies .here is what comes down for me to select. I am thinking about buying a turn key on Houston Texas price about 129k ,rent 1290. After insurance and tax PM , will make $750 a month . Zip code 77041 Anyone local can give me some inside of the location and the market appreciation and if this is s good buy and hold? Thanks! The school rating is about 4 and 5 out of 10. But location wise is 30 minutes to Houston and either steven from norada or the local turn key company both think this is a good buy. Let me know what do you guys think. Thanks
